IDEC is supporting PANATTONI in the delivery of its new 30,000 sq m logistics facility in Ormes, in the Loiret department of France. This ambitious project, driven by a sustainable and environmentally responsible approach, marks another successful collaboration between the two companies.
A NEW COLLABORATION BETWEEN IDEC AND PANATTONI
PANATTONI, Europe’s leading logistics real estate developer, continues to strengthen its presence in France with this strategic development in Ormes. The 30,000 sq m warehouse, for which a second phase has already received planning approval, follows a successful first partnership with IDEC on the construction of a logistics platform in Saint-Léger-près-Troyes, delivered in 2023.
This renewed confidence highlights IDEC’s expertise in the design and delivery of large-scale industrial and logistics projects.
BREATHING NEW LIFE INTO A FORMER LOGISTICS BROWNFIELD SITE
The Ormes project is part of a broader strategy to redevelop an existing logistics site. PANATTONI undertook the demolition of obsolete warehouse facilities to make way for a modern, high-performance building.
This redevelopment approach helps limit land consumption while meeting the operational requirements of today’s logistics operators. It reflects PANATTONI’s commitment to responsible and sustainable development.
A PROJECT COMMITTED TO THE ENVIRONMENTAL TRANSITION
Sustainability has been integrated into the project from the outset. Key environmental features include the reuse of concrete recovered from the demolition of the former building, a hybrid timber structure incorporating glued laminated wood, rooftop photovoltaic panels, rainwater harvesting systems and dimmable LED lighting.
Numerous biodiversity initiatives have also been implemented, including the preservation of existing trees, the creation of a pond and a biodiversity-friendly infiltration basin supporting local wildlife such as frogs and toads, the protection of native orchids and the installation of external lighting designed to minimise disturbance to wildlife, particularly bats.
These measures are enabling the project to target BREEAM Excellent certification as well as the BiodiverCity label, demonstrating a strong commitment to environmental performance and biodiversity enhancement.



FINAL STAGES OF THIS 30,000 SQ M DEVELOPMENT
Construction, which began in January 2024, is now entering its final phase. Office fit-out works are currently underway, while external landscaping and finishing works are nearing completion.
The logistics platform comprises 27,000 sq m of warehouse space, 1,250 sq m of mezzanine storage and 1,350 sq m of office accommodation.
Project completion and handover are scheduled for the first quarter of 2025.
