IDEC is about to launch a new logistics project on behalf of a fund managed by Alderan, a real estate asset management company, in Briare, in the Loiret department (45). This operation consists of extending an occupied logistics warehouse, with a major challenge: maintaining the site’s activity throughout the entire construction period without interruption.
A strategic extension to support the development of the tenants
The project carried out for Alderan, an independent French company specialising in real estate asset management, is part of a strategy aimed at enhancing the value of its assets while supporting the growth of its tenants.
The extension involves the construction of an additional 9,200 sq m warehouse directly connected to the existing building, which will remain fully operational throughout the works. It responds to the growing demand for logistics space and to a strategy focused on optimising the use of available surfaces.
The project also includes the installation of a photovoltaic power plant, carried out by the project owner, demonstrating a commitment to integrating responsible solutions, even within the framework of an extension project.
A technical project on an occupied site
The main specificity of this project, designed by Cabinet FRANC, lies in its execution on an occupied site, creating significant constraints in terms of safety, construction logistics and business continuity.
Among the notable technical features, 2,400 sq m of fire-rated walls will be constructed to ensure regulatory separation between the existing building and the extension, while maintaining smooth circulation between the two areas.
A controlled schedule for a demanding project
Construction works began in early September 2025 with the earthworks and infrastructure phase (roads and utilities), scheduled to last seven weeks. Structural works are due to begin at the end of October.
The first partial handover related to the photovoltaic installation is scheduled for March 2026, with final delivery of the project planned for the end of May 2026.
